TOWN & COUNTRY FIRE DISTRICT

Saturday, November 7, 2020

12:00 Noon

LOCATION:  Having finished the new Fire Station, the Fire District has decided to sell the Old South Station location at 15 Congress Street, West Salem, Ohio as well as the adjoining lot located at 45 S. Main Street.  Both parcels will be sold as one property.

REAL ESTATE:  The real estate consists of The Station which housed the engine and the squad.  The building is 44’ x 40’ brick fronted and block construction with water, heat and electric.  There are 3 overhead doors and 2-man doors.  The parking area is chipped and sealed.  The lot is 0.2279 of an acre.  The adjoining lot is mostly grass covered but has a 24’ x 20’ shed used for storage.  The lot is 0.2273 of an acre; total acreage being sold is 1.4552.  Annual taxes on 45 S. Main Street are currently $1,187.26 but still show a home on the site.  As there is NO home in the lot, this will have to be reevaluated by the county.

TERMS ON REAL ESTATE:  A $5,000.00 non-refundable deposit is required on sale day.  Balance due upon closing in approximately 45 days.  The Fire Station is being sold “As-Is”.  No warranties or guarantees of any kind.  The Fire Station is being offer at ABSOLUTE AUCTION and will sell to the highest bidder.  The Buyer will pay a 3% buyer’s premium.  This will be added to the final bid and this will be the FINAL CONTRACT PRICE.  Arrange your financing if needed and come bid your judgement.  Announcements on sale day take precedence over all written advertising.  See photos at www.AuctionZip.com Auctioneer I.D. 11629
